Thanks a lot for your opinion. I have no extra space to add anything even with my compact valve. I will look into the 25AUB. I was hoping that there would be a type where you just install all of the working parts in a cartridge. I found that my current model (N35 is obsolete so I will have to change the pipe layout no matter what now. Edited 2 times.

I'm having troubles, not a lot but with the N55's. Never had callbacks on PRV's until I switched to the N55's. The supply house is aware of them failing and stated the 25AUB along with others on this site that they are the most reliable. I use double 3/4" sweat unions on each side of the valve to make the install much much quicker. It has a thermal expansion bypass but opens at 135 ONLY if there isn't matching pressure against it. I won't even stock a wilkins valve of any type; cheapest on the market and almost every time I go to a home with a PRV and showing high pressure, it's a wilkins that failed, again. The water district uses only that brand and their high pressure prv's break often. It's a cost factor over reliability factor I'm sure for the volume of product they need.

I seem to get only two years out of the Watts N35B PRV. I have public water. I have an installation that does not allow using a different model. I am not sure whether a different model would be more durable. The set-up currently is two pipes come out of the cement wall 19.5 inches apart. In the space there is a N35B (3.5" a cast spacer/Adapter for the water meter(2.5" a water meter(6.5" another spacer from the water meter (2.5" and a back flow preventer(4.5". To use a larger meter I could put 3 90' elbows on each side. The questions are: 1)Would a different model be more reliable? 2)Is there a model that has a cartridge type design so I could just remove 4 screw slide out the old cartridge and slide in the new one without fooling with the plumbing. My concern is eventually something will go wrong with the removing and reinstalling of the valve every 2 years. I do not know where to get the water meter gasket or the water meter spacers/adapters or I damage the pipes coming out of the cement wall as an example.
