3400 Sq ft home. Has a watts N45B M1 PRV installed set to about 62psi. Lately I have been noticing a large pressure drop when one or more fixtures are turned on. I connected a pressure guage to one of my outside faucets that was closest to the PRV. Tonight when I was watering my yard with the other out door faucet that is located on the opposite side of the house, the guage dropped all the way down to 20 psi. When I went inside to flush the toilet, the toilet would not start to fill the tank back up because I assume the pressure was too low. When I turned off the faucet that I was using to water the yard with, the toilet started to fill the tank and work “normally”. It’s as if something is clogged? Maybe something in the PRV? I can achieve a static pressure but once a faucet is opened, the pressure drops significantly. I have read that there is a screen inside the PRV? Is it common for the screen to be clogged, thus not letting enough “flow” through to keep a steady pressure? Also, the PRV was replaced about 4-5 years ago because the original PRV was not working correctly and the house was receiving 110 PSI. 60PSI to 20PSI seems like a very large pressure drop. I don’t know if I should try to find a rebuild kit for the watts N45B M1 and check the screen while it is apart or if there is a larger problem? I also have noticed that if I adjust the PRV down to around 50 PSI, the pressure loss does not seem as much. Edited 1 times.

I tested it again with a pressure guage. With one bathroom faucet on, the pressure guage only drops a few psi. But when I turn on 2 faucets, the pressure drops to around 40 psi. If I just have one bathroom faucet running and I flush the toilet while the faucet is running, the pressure drops all the way to 20 psi. I contacted a few plumbers about the possibility of replacing it. The PRV is soldered to the supply and intake for the home. I wish it was just threaded in, would make it easier to replace. But there is no space to thread it in I guess since the PRV is located inside the home under a sink where the main water supply comes in.

What you describe is consistent with not getting enough volume, like a filter that needs to changed or a strainer that is clogged. Based on Steve's comments it may be time to replace the PRV with an updated Watts model. - - - - - - - Not a plumber by trade but a fierce DIYer

That is EXACTLY how a malfunctioning PRV operates. I NEVER try to repair them. It is easier, and usually cheaper to replace them.
