Then on an impulse buy, I picked up a smart water shutoff valve when they were on sale. I installed it on the main supply line coming into the house right after the PRV. The smart valve measures flow and pressure simultaneously. I noticed the pressure was always stable at 65psi but would drop to 20-25psi when a fixture was running. Since the only thing upstream of the shutoff valve was the PRV I figured the PRV must be causing the flow restriction. I replaced the PRV with a Watts LF25AUB-Z3 after reading some recs on the plumbing sub. The difference was night and day. My pressure only drops ~5psi when I have a fixture running and I'm getting twice the flow rate out of the fixture. My shower almost flows too much now! I feel like Kramer in The Shower Head episode. I can't believe I got such a big improvement on some simple fix.

Providing healthy and safe drinking water for a household has become an increasingly difficult task. The quality of tap water varies so widely from region to region that you never feel 100% certain that what’s coming out of your faucet is good for your family’s health. Buying enough “safe” water from the grocery store gets to be cost-prohibitive. And going through as many plastic bottles as it would take you to be duly hydrated creates a huge environmental issue. So what’s the solution?

My old PRV seemed fine. It held the static pressure fine. After removing it, I couldn't really see any obvious signs it was defective in any way. It also looked relatively new (it had Sharkbite connections). I would have never known the PRV was the cause of the low water pressure until I measured the dynamic water pressure just downstream of it.

I live in an old (1930's built) home and I always felt like the flow rate I get out of my shower/faucet/hosebib/etc was on the low side even after removing the flow restrictors out of the fixtures. I bought a cheap pressure gauge and measured the static water pressure at 65psi. I figured my low flow rate was just a result of old pipes. The problem wasn't bad enough to justify a huge plumbing project so I just accepted it and got used to it.
